Large unattached empty 2 and half car garage

I have a large unattached empty 2 and half car garage sitting on my property. It has ample lighting and electrical. It is not insulated and does not have heat. I would love to partner with someone who help turn it into something useful. Open to ideas.

I hate to see this space empty, and I know it has potential to be so much more.

Two and a half cars is pretty much the size of a boat:) People could rent it for the winter season - for boats or cars? Or generally for storage?
Depending on what you personally like - can turn into a studio (recordings, photoshoots, podcasts) or art space - all those don't require huge investment. Could organise some events - a white wall and a projector and you have a cinema. If you put a sauna there on top I can see that being rented for $$ per hour:)
Maybe you could turn it into a workshop. Or you could rent it out to someone who needs a space to create
What about fronting the space to people who restore motorcycles or classic cars for a flip? You would just sit back and enjoy the show. You would obviously ask for a cut of the sale at the end.
Though those projects can take months, so you would better set a date after which they must pay a rent.
