Two and a half cars is pretty much the size of a boat:) People could rent it for the winter season - for boats or cars? Or generally for storage? Depending on what you personally like - can turn into a studio (recordings, photoshoots, podcasts) or art space - all those don't require huge investment. Could organise some events - a white wall and a projector and you have a cinema. If you put a sauna there on top I can see that being rented for $$ per hour:)
